Rya @ RF64 is an expansive mixed-residential housing project spanning two city blocks and providing a diverse range of living options. The development features two 4-story market rate apartment buildings housing a combined 237 units, alongside 64 affordable for-sale townhomes distributed across 16 separate buildings. To foster a sense of community and ease of movement, these structures are thoughtfully separated by pedestrian-friendly courtyards that prioritize the human experience within the 7.25-acre site.

The project offers a rich array of outdoor facilities designed for recreation and social engagement. This includes two high-end amenity decks, a swimming pool, a bocce ball court, grilling stations, and fire pits. The landscape is further enhanced by multiple large-scale sculpture art pieces, creating a unique visual identity and a sophisticated atmosphere for residents and visitors alike.

From a technical perspective, the design scope required complex stormwater management to successfully integrate the site into its varied surroundings. Our engineering team ensured the transition between the existing single-family homes to the west and the active commercial retail district to the east was seamless and environmentally responsible. This comprehensive approach balances high-density residential needs with sensitive site planning and premium community amenities.
