The American Cooperative is a 4-story, 100-unit, 142,000 SF senior living cooperative in Maplewood, MN, situated on a steeply sloped site overlooking Lake Phalen. The project presented a range of civil and landscape design challenges that we addressed through creative and integrated site solutions, including complex grading and stormwater strategies to support both functionality and long-term resilience.
To manage the significant grade changes across the site, we utilized a modular block retaining wall system in combination with a sloped drive aisle to maintain accessible vehicular and pedestrian circulation. An underground chamber infiltration system was installed beneath the parking area for stormwater volume control, supplemented by a dry detention basin for rate control and overflow events, all carefully coordinated with watershed requirements to protect adjacent natural resources.
The landscape design capitalized on the site's topography, incorporating tiered retaining walls, a network of walkways, and a strategically placed viewing terrace to provide residents with accessible and scenic views of Lake Phalen. Tree placement was carefully planned to balance shade, screening, and regulatory compliance, creating a welcoming and cohesive outdoor environment for residents.
