Oxboro Heights is a premier senior housing development located at 600 W. 93rd St. and serves as a key component of Bloomington’s broader vision to reimagine Lyndale Avenue. This project demonstrates how city-led initiatives and creative financing can drive progress in the affordable housing sector. Our team provided integrated services that balanced high-level civil engineering with a landscape design focused on resident comfort and accessibility.

The landscape architecture creates year-round visual interest and enhances walkability through a thoughtful mix of canopy, evergreen, and ornamental trees. These elements are layered with perennials, shrubs, and boulders to provide texture and structure. To ensure the site remains beautiful and functional for the long term, we utilized durable edging and low-maintenance planting beds that prioritize performance and ease of care.

From a technical standpoint, the project involved several complex civil engineering challenges. We designed an underground stormwater detention system and a stormwater lift station to support efficient site drainage within a constrained footprint. Additionally, the plan addressed challenging site grading conditions and incorporated heated driveway ramps to ensure safe, year-round access for residents. This comprehensive approach ensures that Oxboro Heights is both a beautiful place to live and a resilient addition to the Bloomington community.
