This seven-story, 168-unit senior living project serves low-income and memory-impaired residents with a strong focus on wellness and environmental integration. We provided comprehensive site design, landscape architecture, and stormwater management services, specifically focusing on a 225,000 SF footprint that prioritizes resident accessibility. Our team worked closely with the Owner and Architect to define the space's functionality, transforming a standard residential layout into a refined, service-oriented environment.
The primary hurdle for this development was the design of a completely enclosed interior courtyard. These types of spaces often create a difficult micro-climate that challenges traditional plant material, making it difficult to maintain a vibrant, aesthetically pleasing view for residents. Additionally, the site design required a complex stormwater facility that had to incorporate both an existing open pond and the proposed new volume requirements within a constrained residential setting.
To address these environmental constraints, our team implemented an innovative multi-pool pond system. This naturalistic rock stream was engineered to serve a dual purpose: acting as a high-performance stormwater management component while simultaneously providing a tranquil visual anchor for the courtyard. Through expert site grading and drainage oversight, we integrated private patio access points and drainage areas that function seamlessly with the building’s specialized foundation and the existing pond infrastructure.
The landscape design shifts the difficult micro-climate into a signature garden experience. Through careful plant and material selections, we introduced specialty plantings and decorative beds that thrive within the enclosed environment. The courtyard features a winding garden walking path and a strolling garden designed to encourage movement and engagement for memory-care residents. Functional amenities, including a dining patio and various seating areas, ensure the space is as practical for daily use as it is beautiful to observe.
The result is a resilient, amenity-rich senior living environment that successfully balances technical stormwater requirements with an elevated, therapeutic landscape. This project highlights our ability to solve common "problem areas" through integrated engineering and thoughtful design, providing a high-quality living experience for residents and a high-performing asset for the client.
