Senior apartment and assisted living community designed to integrate complex site challenges with high-quality outdoor amenities. The project includes an outdoor patio garden with a pergola, seating, grilling area, fire pit, and a multi-level waterfall fountain oriented toward a nearby public sidewalk connection.

This 5-story, 117-unit senior living facility offers independent, assisted living, and memory care units. Significant grade changes across the site—dropping more than 30 feet—required thoughtful engineering solutions, including an integrated underground stormwater system beneath the upper parking lot, a ponding area at the lower portion of the site, and permeable pavers to enhance infiltration.

The result is a cohesive design that balances technical performance with inviting, resident-focused outdoor spaces.
