This transformative redevelopment turned a sprawling asphalt parking lot into a vibrant, high-density community hub featuring a new Wells Fargo branch and a multi-hundred-unit apartment building. We provided comprehensive site, grading, and utility design services, ensuring the new development maximized every square foot of the footprint. A central feature of the project is the amenity-rich private courtyard, where we utilized enhanced landscaping and site-specific amenities to create a high-quality outdoor environment for residents and visitors.
The project also addressed critical environmental needs through a sophisticated stormwater management solution. We designed a massive underground system consisting of 600 linear feet of seven-foot diameter pipe sections, which now provides water quality treatment for over 90% of annual rain events. This represents a significant ecological upgrade for a site that previously allowed all stormwater to run off untreated, effectively turning a formerly impervious site into a model for sustainable urban infrastructure.
Navigating the complexities of this project required high-level coordination and rapid adaptability. We shepherded the design through multiple regulatory bodies and provided same-day construction management and redesigns when unrecorded underground utilities were discovered during excavation. Our responsive approach allowed us to resolve these field surprises quickly and cost-effectively, preventing scheduling setbacks and ensuring the successful delivery of a community-focused space where there was once only pavement.
