The Laurel Village Apartments project involved the comprehensive renovation of an underutilized existing roof deck area into a high-end, functional resident amenity. We provided a full suite of services, including site redesign, landscape architecture, and building system engineering, to transform this elevated space into a premier community gathering hub. Our team worked in close collaboration with building management, engineers, and other designers to re-conceptualize the space's use while simultaneously addressing critical structural and maintenance requirements.
The primary challenge for this development was overcoming inherent drainage and maintenance problems within the existing building systems. The original roof deck was underutilized and suffered from a lack of functional purpose, paired with technical issues in the built-in planters that threatened both the deck's longevity and its aesthetic appeal. These constraints required a strategic intervention to ensure our new design would be both sustainable and low-maintenance in a challenging rooftop environment.
To address these technical hurdles, our engineering team completely redesigned the drainage system within the roof’s built-in planters. We specified and implemented a rooftop-appropriate soil mix and mulch to ensure optimal plant health and structural safety. Our team also oversaw the installation of new deck surfacing and integrated diverse activity zones, including grilling stations, dining areas, and lounge spaces, all while ensuring seamless integration with the building's existing mechanical and structural systems.
The landscape design transforms the technical solution into a vibrant, resident-focused retreat. We replanted the integrated planters with a curated selection of rooftop-hardy species to provide year-round interest and texture. Signature features such as a synthetic turf sunning space and a bocce ball court add unique recreational layers that encourage community engagement. These elements work together to create a multi-functional environment where residents can relax, dine, and socialize in a space that feels deeply connected to the urban skyline.
The result is a refined, high-performing amenity that successfully balances complex structural engineering with elevated landscape design. This project stands as a benchmark for our ability to re-conceptualize existing infrastructure and solve "unsolvable" site issues, turning a neglected space into a signature feature that provides maximum ROI for building management.
