Waterbury House is a striking 9-story mixed-use development located at the prominent intersection of Excelsior Boulevard and West Lake Street. Completed in 2023, the project features 73 residential units and prime ground-floor restaurant and retail space. Our team was brought onto the project mid-stream to reboot the design and successfully navigate the complex entitlement process.

The project presented significant design challenges due to its narrow, flatiron-shaped site in the heavily regulated Lakes District of Minneapolis. Executing a building of this scale on such a unique footprint required coordination with Metro Transit and City of Minneapolis regulatory staff. Despite these complexities and a constrained schedule, we delivered a comprehensive civil design package that allowed the project to move forward without delay.

By resolving site issues and streamlining the approval process, we helped transform a difficult urban infill site into a high-density landmark. Our work ensures that the building infrastructure seamlessly supports its architectural ambition while meeting the rigorous standards of one of the most visible transit corridors in the city.
