The site design for Fred Apartments thoughtfully integrates a rich and diverse landscape with the natural character of an adjacent 43-acre park. Direct connections between the central courtyard and the Nine Mile Creek Regional Trail extend the living environment beyond the building, encouraging walkability and access to regional amenities. A woonerf-style shared street further enhances the pedestrian experience, creating a safe, flexible space that prioritizes people over vehicles.

From an engineering perspective, the project presented complex stormwater challenges due to floodplain constraints and stringent city and watershed requirements. A comprehensive approach was implemented, incorporating multiple best management practices (BMPs) to effectively manage runoff and protect water quality. These solutions include two underground stormwater storage systems, an aboveground pond, pretreatment structures, and a water reuse system with an integrated pump for site irrigation.

Together, these elements create a resilient, high-performing site that balances environmental responsibility with an engaging and connected residential experience.
