This high-end residential project near the 50th & France district is defined by its strong emphasis on green space, paired with thoughtful site engineering to address a highly constrained urban footprint. Civil Site Group provided site design, grading, landscape design, and stormwater and utility design, coordinating all elements to function seamlessly within tight property boundaries.

The primary challenge stemmed from the building’s close proximity to adjacent properties, which left little room for grading and stormwater infrastructure. The site required a carefully coordinated approach to ensure that no runoff was directed toward neighboring buildings, despite the limited space available for drainage solutions and underground systems.

To address these constraints, the site was designed to fully contain stormwater on site and route it to a series of connected underground infiltration systems located at the front of the building. With minimal space available, the solution required a highly efficient and innovative approach. The system not only infiltrates stormwater but also incorporates an impermeable curtain to protect the building’s structural integrity, ensuring water is managed safely without impacting surrounding structures.

The landscape design plays a central role in the project’s identity. Extensive landscaping was integrated throughout all open areas, with native and pollinator-friendly plantings including deciduous and flowering trees, shrubs, ornamental grasses, and perennials. The planting strategy was carefully curated to provide year-round interest through seasonal variation in color, texture, and form, creating an environment where residents feel immersed in a garden from within their homes as well as from patios and decks.

Additional layers of greenery were introduced through green roof elements on the eastern side of the building, where several low roof areas were planted with a specialized sedum mix. These features enhance the building’s entry experience with vibrant color and fine texture while remaining low-growing and easy to maintain.

The result is a refined, amenity-rich environment that successfully integrates complex stormwater management with elevated landscape design. This project stands apart within Civil Site Group’s portfolio as a luxury residential development, blending high-performance infrastructure with a distinctive, garden-focused living experience.
