This high-end residential development in South Minneapolis is designed to seamlessly blend into the historic charm and character of its neighborhood context, delivering modern luxury living within a highly walkable urban setting. Our firm provided comprehensive site design, grading, landscape architecture, and stormwater management, coordinating every technical element to ensure the fifteen-unit brick and stucco building harmonizes beautifully with its surrounding community.
The primary challenge centered on inserting a new, amenity-rich residential structure into a mature, established neighborhood footprint while respecting the architectural legacy of the area. Balancing the spatial demands of modern utility infrastructure, strict urban grading requirements, and localized drainage constraints required a highly precise approach to prevent any negative disruptions to adjacent residential properties and existing public rights-of-way.
To resolve these site constraints, our team engineered a discreet and highly efficient stormwater management system capable of fully capturing and treating runoff on-site without sacrificing valuable surface area. Precise grading design effectively routes water away from the structural foundation and neighboring properties into integrated underground retention systems, utilizing advanced infrastructure to maintain maximum functionality within a compact urban layout.
The landscape design plays a pivotal role in bridging the gap between old and new, framing the building’s classic 1920s brownstone features. Thoughtfully curated foundation plantings and perimeter greenery complement the traditional red brick, dark bronze accents, and distinctive metal cornices. The plant palette utilizes a mix of native and ornamental species to provide year-round visual interest, softening the transition from the public streetscape to the private residential spaces.
Particular care was given to the ground-level user experience, where the landscape design enhances the individual walk-up apartment entries and the central eyebrow-arched foyer. By blending lush, low-maintenance textures with structured hardscape elements, the outdoor spaces foster an inviting, pedestrian-friendly atmosphere that respects the classic three-story neighborhood scale.
