This three-story, 100,000+ square foot climate-controlled commercial self-storage facility in North St. Paul represents a significant addition to a historically industrial area. Our team provided full civil engineering and landscape architectural planning, guiding the project from conceptual design through to construction administration. As part of a larger mixed-use development on a two-acre pad-ready site, the project required meticulous coordination to integrate stormwater design and ponding requirements into the broader master-planned area.

A critical site planning element involved optimizing wayfinding and circulation within a constrained footprint, as site access was limited to a single entrance and exit. To mitigate potential access issues and ensure a seamless user experience, we designed wide drive aisles and an efficient parking layout that facilitates high-volume traffic flow. These functional improvements, combined with strategic site signage and professional landscaping, ensure the facility operates at peak efficiency while successfully transitioning a legacy industrial site into a modern commercial asset.
