The Bhatti GI Consultants Clinic is a four-level medical facility designed to provide high-performance clinical and surgery space on a compact 0.75-acre site. Our team provided comprehensive site planning and civil engineering services, including innovative grading, flood-resistant design, and an enhanced landscape plan. By utilizing two stories of structured parking beneath two stories of clinical and ASC space, we maximized the building’s footprint to adequately support staff and patient parking requirements while allowing for future vertical expansion.

Situated in an area prone to flooding, a significant challenge for our team was developing a functional grading design with challenging grade conditions. We had to ensure clean vehicular connections to both levels of parking and integrate ADA accessibility while protecting the building from 100-year storm events. To address these constraints, we set the main-entry finished floor above the localized flood elevation and engineered a unique berm-lift station combination to divert, pump, and discharge stormwater away from the lower-level parking area. This strategic approach resulted in a 10% reduction in overall impervious surface area, which eliminated the need for underground stormwater treatment and made the project feasible.

The landscape design utilizes a concentrated, enhanced plan to accentuate high-traffic areas and the building’s accessible patio entrance. Our team specified a full complement of native and ornamental plants, shrubs, and trees to ground the modern structure and provide seasonal interest. We also significantly improved the existing streetscape with new, large-diameter trees and extensive foundation shrubs, meeting city design standards and establishing a professional sense of place. The final result is a technically refined and self-contained medical campus that blends critical flood-protection infrastructure with an elevated, modern public image.
