Our work on Marsh Hollow involved the master planning and phased construction of a 72-acre mixed-use residential development featuring 110 single-family rental lots and 103 row townhomes. Our team partnered with the City of Victoria to complete the overall Planned Unit Development (PUD) site masterplan, establishing the city’s first rental single-family home community. We provided comprehensive services from conceptual development through construction completion, including all site programming, grading, drainage, utilities, streets, and landscape improvements.

The project required meticulous site engineering to manage challenging wetlands, a DNR-regulated creek, and extensive floodplain areas. To support the 214-lot development, we designed a complex stormwater ponding system and coordinated closely with the Carver County Watershed Management Organization to ensure full regulatory compliance. Our technical solution for Phase I integrated 7.14 acres of parkland dedication and high-performance infrastructure to support a diverse range of site amenities, including a pool and clubhouse, a baseball field, six pickleball courts, and a soccer field.

Our landscape and site design also prioritized the preservation of the environment, incorporating a preservation plan for an old-growth wooded area. We balanced these natural features with active community spaces such as a playground, dog park, and public shelter. The result is a premier, well-connected residential community that successfully integrates large-scale utility and street improvements with a sensitive environmental preservation plan.
